Timeframe

Use the time on  your hands to make the best of your buying experience. Ask yourself the question: “How far am I from buying?” Your answer could be very important and that will also determine the level of commitment you can expect from a sales consultant. To the point: I can’t have long internet conversations as I am out in the field finding properties for buyers.

So you’re still thinking about moving? Bookmark this website and check the newsletter every month. Then, start your homework: Search the web; get to know about the regions, districts, cities and towns. Research all aspects of life in New Zealand and, it is wise to visit New Zealand first, before you decide to migrate and/or to purchase real estate.

Six months to a year  

OK, you’ve made the decision but you’re still some time from moving. Time is now your best friend. Make effective use of it by reading as much as you can about the New Zealand real estate market. Check the newspapers online.

Work out how much you want to pay. It will just be a rough indication but when you search the Internet, search 10% below and above that level as well.

When you find properties you think are highly suitable and in your price range, keep the printouts for future reference. Be practical. Keep only the best five at any one time.  

If you don’t know where you are going to live, just look at properties generally. Note things that you like, or don’t like. Make a list and update it regularly.  

It is far too early to ask real estate consultants to send you information about the properties unless you are ready to purchase immediately. In an active market, properties are sold quickly, and purchasers need to be ready to buy ‘now,’ and there’s little point in providing information about properties that will be sold before you’re ready to buy. It’s not that we’re not interested – it’s a time factor and like any business, real estate consultants must work first with clients who are ready to buy now.

Three to six months  

By now you are a pro!  You’ve done your homework, you know exactly what you like and dislike. You are halfway there. Refine your searches now. If you know the location of your employer, search not only the city or town but also the district and region. I’ll be there in less than three months  

We hope you’ve followed our advice and thoroughly researched the country and the real estate market. Now’s the time to decide if you need a personal shopper (a buyer’s agent) to help you – this is a great way to have one of our consultants on the ground, looking after your interests exclusively at what could be a surprisingly low fee.  

It’s in your best interest to work with only one person to get the best service. New Zealand’s a small country, so we all work with more or less the same stock. And, because we are working exclusively with you, we must have unswerving loyalty to you only. We must also provide honest information about what we can achieve for you.

One month to arrival

By now you should have a good idea of what is available in New Zealand.  If you’ve followed our advice, you’ve done some thorough research, hopefully you’ve visited New Zealand, and you know pretty well what you want.  Living here and experiencing the cities and towns is quite different to researching via the web. You could find that you change your mind as to the most suitable property for you.

The market cycle  

Any time is a good time to buy. When you’re buying in New Zealand with the intention to hold on to the property you’ll experience (as history showed) capital growth. If you want to speculate you’ll only know with hindsight where your purchase is slotting into the market cycle and then you will have to read various market forecasts to know when to sell. At best, analysing the market indicators is only to help you to make an educated guess. Most of the banks have economic forecasts on their websites, and there are plenty of newsletters you can subscribe to for up-to-date expert information and commentary.
