As with most things, there are advantages and disadvantages to an open home. You decide what’s best for you, as an advantage for one person can be a disadvantage for another.
1. Some buyers are reluctant to work through a sales consultant, and an open home gives them the opportunity to inspect, and perhaps buy.
2. Neighbours often have someone in their close circles who would love to buy and live in the same area.
3. Some buyers are searching for the perfect property before they put their property on the market. Your home could be it.
4. Other buyers have a property in mind but they shop around to compare values. If your property is more interesting and suitable they could end up buying your home instead. These buyers don’t phone real estate consultants, but use open homes for comparisons.
5. Open homes are a good way for a prospective buyer’s family and friends to view. The buyers feel by visiting an open home they are not sending out the message of “eager buyer.”
6. Upcoming open homes could help you to get an offer sooner, creating a sense of urgency because of a fear it could be sold at the next open home.
7. We have seen people with no interest at all in buying or moving who visited an open home, found it perfect and overnight they became seller and buyers. It could be your home.
8. Keeping your home immaculate all the time could be a problem. Having a number of open homes removes the pressure and you can specify that buyer view only during open home hours.
9. Your valuables, special ornaments etc. should be locked away not only for open homes but also for the whole duration of selling process.
Note – As a courtesy to the property owner, we always ask buyers to take off their shoes at an open home.
