Your reasons for selling could be closely linked to your motivation. If you are unmotivated to sell, please don’t list your property as you and the agent/consultant will get very frustrated and it could do irreparable damage to your relationship.

Sale without urgency
You could be motivated to sell (at your price) but not motivated to move, which could prevent the sale. If you receive a market-related offer you could turn it down because the motivation to move is simply not there. Rather, you could be hoping to get a “price that I can’t refuse.” Sales like these are few and far between and an agent/consultant trying to convince you otherwise is not doing you a favour. I’ve had sales like these but only in a buoyant market where the properties are absolutely unique and very upmarket in every way.

Sale with urgency
In this case you have the motivation to sell and to move. You might want to protect your market position by being nonchalant, but you’re always in control – you don’t have to give your home away or accept a low offer just because you’re eager to move. I can only sell your home when the buyer is making a realistic offer in relation to price, deposit, possession date and terms and conditions. Under no circumstances will I discuss your motivation with prospective buyers.
You can get a faster sale if you have a sign on the property, no restrictions on viewing times, if you’re willing to meet the market, are willing to improve the presentation of your home and invest in advertising. Don’t carry out any one of these, and it’s likely it will take longer to sell.
